Virtual staging for listing photos

Furniture and decor added to photos of empty rooms, so buyers can see the size and use of each space.

Which rooms to stage

Stage the rooms buyers use to decide. That means the main living area, the primary bedroom, the dining space and any room whose purpose isn't clear from an empty photo, such as a den, a loft or a bonus room. Bathrooms and hallways rarely need furniture. For condos, the balcony or lanai is often worth one image, because outdoor space is part of what buyers pay for.

RoomWhat staging answers
Living areaWhere seating goes and how it faces the view or the TV wall
Primary bedroomWhether a king bed fits with nightstands and a chair
Dining areaHow many people the table seats
Den or bonus roomA use: office, guest room, playroom or media room
Lanai or balconyOutdoor seating and how the space works in the evening

Matching the style to the home

Choose a style for the property and the buyer, not personal taste. Our four moodboards cover most homes we're asked about: coastal modern, Palm Beach classic, mid-century warm and warm minimal. Pick one, or send photos you like, and we'll keep the same palette across every room so the listing reads as one home.

Good source photos

  • Level shots with straight verticals, taken at a normal height
  • Bright and even exposure, with windows that still show the view
  • Full resolution from the photographer
  • Clean empty rooms, with no boxes, ladders or cleaning supplies in frame

What staging won't do

Virtual staging adds furniture and decor. It should not hide damage, change finishes that are staying, remove fixed features or improve the view out of a window. If you want to show new floors or paint, that is a restyling preview, and it should be labeled as one.

Label staged and restyled photos. Virtual staging adds furniture that won't be there when buyers visit. Mark staged photos as virtually staged, keep the original photo, and check your MLS and brokerage rules before you upload.

Questions

Can one room be staged two ways?

Yes. A second version of the same photo costs less than a new room. Agents use it to show a den as an office and as a guest room.

What files do I get?

Full resolution JPEGs, plus copies sized for the MLS and social posts on request.
